Orange County Real Estate:
A California Introduction to Real Estate
in The O.C.

Orange County California real estate is the subject of much excitement, anticipation, and even controversy not only on a local level, but across the entire nation as well. The excitement level has reached such a fevered pitch that even the major networks FOX and MTV have added shows depicting life in the area to their lineups. Whether the portrayal of life by The O.C. and Laguna Beach is accurate or not is completely beside the point. The O.C. is the place to be and its real estate prices and home sales are proof of this.

The O.C. - What’s In The Name?

So what’s with all the hype? Besides one of the most vibrant, diverse, and thriving economies, some of the best weather in the world, beautiful beaches, and snow capped mountains, the O.C. has that “special something” or emotional appeal that is reserved for a select few geographic locations. Miami, New York City, Aspen, and Beverly Hills also carry that special connotation that makes what is usually just a name, a highly recognizable and emotionally charged brand. Say “ New York City” and people automatically think: big city, big entertainment, big money, and big names. Say “ Orange County” and people think: beautiful beaches, beautiful weather, beautiful homes, and beautiful people.

Does The Name Make The Area, Or The Area Make The Name?

An areas name is only as good as its location and Orange County sits on prime real estate. Landlocked between the beautiful Pacific Ocean, various mountain ranges, and fully developed metropolitan areas such as Los Angeles, the area is unique in that they just aren’t making any more O.C. land. In real estate, this is an important consideration because it gives an area a limited supply of land to develop which in turn leads to disproportionately higher property values over time when compared to areas that are still expanding.

Not only is the book nearly closed on Orange County urban sprawl, the areas within the county limits are almost fully developed. This translates into an even further limited supply of land for new houses, apartments, and commercial buildings. As a result, the majority of development in the area has been redevelopment. These Orange County California Redevelopment Areas 3 are emerging as some of the hottest places to live in the nation.

Commerce is the key to the success of any area and the O.C. has perhaps the best of the best. This last year the unemployment rate was down to a mere 3.2%, the average per capita yearly income up to $41,868, the number of employed people up to 1.6 million, and the economy complemented by a diverse grouping of industries; the fastest growing of which considered to be small business. It’s easy to see why there are so many people from all walks of life looking to make Orange County their place of business.

In addition to being a great place to work, O.C. is not a bad place to call home. This is evidenced by the fact that it’s one of the few areas in the world where residents might face the grueling daily decision of whether to go skiing in the local mountains or surfing at one of the numerous public beaches. Balmy winters, mild summer heat, minimal rain, and absent snowstorms have many residents making shorts, t-shirts, and sandals a year round clothing staple. Truly Orange County’s divine weather is not only a best in the nation, but some of the best in the world.
