History of East Lake Village
East Lake Village was built in the late 1970’s. The original builder, S&S homes, built the first homes in East Lake Village and the area continued to grow up until 2005. Currently there are approximately 2,240 homes completed in East Lake Village comprising a total area, including the lake, of around 850 acres.

Waterfront Real Estate – There are 191 homes located at the waterfront and the typical frontage size is about 30 to 50 feet. The boat docks do come with many of the houses, but when it comes to owning a boat, it is completely voluntary. Although owning a boat is not a requirement, the boats are still exclusively owned by the association and thus, have a requirement of what type is allowed. Boats must be electrical (no gas or motors are allowed), and they must be no longer than 16 feet. The lake association offers boats that may be reserved for the homeowners who do not own a boat. Rentals include 3 touring/fishing boats, 3 party boats that seat up to 7 people, 3 paddleboats, and a large party boat that seats up to 10.
East Lake Village Clubhouse – Located adjacent to the lake, the clubhouse area is comprised of a kid’s pool, an adult pool, boat house, basketball and volleyball courts. The clubhouse itself features a fountain area, lounge area with plasma TV, and many free activities such as Super Bowl Sunday parties where neighbors can gather around together and socialize. In addition, there is also a downstairs room where parties are usually held.
Private Community – Perhaps one of the best features of East Lake Village is its private community. Although it is not gated, crime rates in East Lake Village remain very low. The majority of the facilities provided are only for residents. Required residential I.d.’s for use of facilities gives a sense of exclusivity to the neighborhood. For homebuyers who are searching for a neighborhood with clean surrounding areas and a safe environment, East Lake Village has a lot to offer.
Community Park – East Lake Village has a park available for enjoyment with family and friends. It is about seven minutes drive from the main East Lake Village clubhouse.
Views – Generally, East Lake Village community has gorgeous mountain views that may be seen from many angles. The houses around Regency and Traditions, in particular, have a good location for the mountain views. Maybe the most desirable view in the neighborhood is to have an actual view of the lake. Many of the homes have waterfront views and always tend to sell at a premium.
Low Maintenance Yards – The advantage to this is that the relatively small yards are easy to clean and maintain and therefore does not need too much attention. This is especially important for homebuyers who do not have the time for gardening. For homebuyers who are into planting and attending to their yards, the East Lake yards still provide enough space for some garden area. A homebuyer looking for a giant yard or very large lot might have a tough time finding a satisfactory plot within the East Lake Village homes.
HOA but No Mello-Roos – The main HOA is $60 a month, which includes the gym, pool, lake and clubhouse. In addition to some the HOA dues, homeowners will need to consult with their board before the installation of satellite dishes and any exterior renovations.
Cul-De-Sacs – Many homebuyers are looking for a quieter place for their homes and the cul-de sac features of East Lake may be perfect for that! Houses located on cul-de-sacs provide a quieter atmosphere away from the noise of main streets.

High Median Income City – Yorba Linda in general is one of the richest cities in the United States and highest in Orange County according to an article from CNN Money. The median household income is about $121,075.
School System – There are elementary, middle schools, and high schools located all throughout Yorba Linda and they are mostly around 3 to 5 miles from East Lake Village. Elementary schools include Fairmont Elementary and Paine Elementary. For middle schools, the closest ones are Yorba Bernardo, and Tuffree Middle School. High schools around the area include Esperanza, El Dorado, and El Camino Real. The closest college is California State University in Fullerton, about 20 minutes drive from the East Lake neighborhood.
Close to Multiple Areas of Commerce – Irvine, Newport Beach, Tustin, Anaheim, Inland Empire, and part of Los Angeles are some of the areas close to Yorba Linda’s East Lake Village neighborhood. These places offer wide arrays of local businesses around the area.
Crime Rates – East Lake Village is a private community, so crime rates are low. This makes East Lake a great place to buy a home for people with crime concerns.

Excellent Fishing – The lake features fish such as Large Mouth Bass, Catfish, Black Crappi, Bluegill, Green Sunfish, and Carp, all available and great for fishing on a lazy afternoon. Others that may be found in the lake but are not to be caught are Shad, Sacramento Blackfish, and Freshwater Turtle. A catch and release basis fishing is required in order to have available fishes for everyone. Other policies include no live bait, visible resident ID card, and the use of barbless hooks.
